RESIDENT AND GUEST PARKING POLICY

Residents

1. Each unit is allowed one (1) assigned parking space for an operable car. All vehicles must have current legal tags and be registered with the Board. A second space may be requested by writing or emailing the Board. The request will be voted on by the Board at the next building meeting. If the Board votes yes, the second space may be used once the notarized “2nd Parking Space Policy” is registered with the Board.

2. A parking space can be changed at the discretion of the Board.

3. A unit owner may ask to be assigned a different parking space by writing or emailing the Board, stating the reason for the request. The request will be voted on by the Board at the next building meeting.

4. One decal will be given to each unit owner after registering their vehicle. If lost, the owner will be required to pay $50.00 for a replacement. If the decal is damaged, the old decal must be turned in to the Board to avoid a $50.00 replacement charge.

5. All second (2nd) spaces are temporarily assigned and can be taken away when needed. If a new or presently residing unit owner requires a space for their first vehicle, the most recently registered 2nd space will be taken away first.

6. The cost of a second space is $50 monthly, for an operable car with current legal tags, to be paid by the 10th of each month.

7. Decals, if available, are only allowed on resident vehicles. Head-in parking only, with the decal visible in the lower left-hand rear window.

8. No parking is permitted in any area not designated for parking. This includes fire lanes, grassy areas, blocking the trash dumpster, or in front of the main entrance.

9. Parking areas are exclusively for the parking of personal vehicles. Trucks or vans must not exceed the standard parking space dimensions. No recreational vehicles, trailers, RVs, motorcycles, or commercial vehicles are allowed.

10. The Service/Emergency space is for use by service and emergency vehicles only.

11. The front entrance can be used for pick-ups only if the vehicle is attended to at all times. No double parking is permitted.

12. Resident vehicles violating the Parking Policy of HCC7 will be notified. If the owner does not comply, a warning sticker will be placed on the vehicle. If the owner has not complied within 24 hours, the vehicle is subject to being towed at the owner’s expense.

13. Unit owners are responsible for instructing their guests to park in the guest-designated parking areas and to abide by parking rules while at HCC7.

14. Guest passes, if available, are needed for any guest vehicle on the property after 12:00 am. Decals are not allowed on guest vehicles.

15. Guest passes, if available, must be visible.

16. A guest is not allowed to park in an owner’s assigned parking space without permission of the Board.

17. Written or emailed notification for a guest must be sent to the Board, including the tag number, make, model, and color of the guest’s vehicle. The dates the vehicle will begin and end parking in the space, not to exceed 29 days.

18. The Board does not have to be notified in writing if a guest is parking 24 hours or less.

19. Residents are not allowed to park in guest spaces unless approved by the Board.

20. Guest passes, if available, may not be used on commercial vehicles.

21. A guest vehicle violating the Parking Policy regulations of HCC7 is subject to being towed at the guest expense.

22. A warning sign will be placed on a guest vehicle 24 hours before towing.

23. Questions regarding the towing of a vehicle should be directed to the Board.

24. HCC7 is NOT responsible for damage or any form of theft.

25. Vehicles without current tags will be towed immediately at the owner’s expense.
